Things to do know before you book:
• Located on a private 50-acre working hay farm with beautiful mountain and pasture views. As this is an active farm, you may occasionally see farm equipment or farm hands working on the property during your stay.
• Horse-friendly property! Horses are welcome with prior approval. An additional horse fee applies $25/per horse/per night up to 4 horses. Please let us know after booking if you plan to bring horses.
• Spacious covered front porch with peaceful countryside views, perfect for morning coffee or evening sunsets.
• The 4th bedroom is in the basement it can be accessed through the home and also has it's own private entrance
• A small portion of the basement is unfinished
• Rural location - wildlife is abundant in the area. Please do not feed or approach wildlife and always secure trash properly.
• WiFi is provided though rural speeds may vary.
• Charcoal Grill - Don't forget charcoal!
• Pet fee applies. Please follow local leash laws and pick up after your pet. Waste bags provided.
• Quiet hours encouraged to preserve the peaceful setting 10:00 PM - 8:00 AM.
• Fireworks and guns are prohibited on New River Getaways properties.
• No events or parties.
• No smoking or vaping inside the home.
• Early check-in and late check-out are subject to availability and are available separately with an additional $20 fee.

Cancellation Policy
A full refund will be issued if the booking is cancelled at least 30 days in advance, a 50% refund will be issued for cancellations 30-7 days before check in, a 0% refund is issued for cancellations occurring 7 days before check in.
